Hidden Gem communities in San Antonio Texas North Central - Tuesday September 16th, 2009
San Antonio North central definitely encompasses a wide range of areas. I would like to mention some of the most popular communities every so often to give people an idea of what areas they might want to consider. I'll start off with some of my personal favorite communities and mention some of the notable characteristics which may help. Rogers Ranch is not too far from where I office out of and Rogers Ranch has a wide variety of homes in a fairly vast price range. Homes can be found in Rogers Ranch in the $200's and can go up from there. The average home price definitely depends on which part of Rogers Ranch you might consider buying. The last buyer I worked with found a great Monticello home in the Point Bluff area of the community. That area is really beautiful. Many of the homes come on greenbelt lots and some of them have great views. These lots and homes are limited, but well worth searching for. There are a few custom home builders in this area among them are Monticello, Mike Hollaway and Belmont Custom Homes and they all, from what I have seen, make a very nice product. One can expect to pay anywhere from the $400's to the $800's on average to live in this area. At the top are the Sitterle Garden Homes at Point Bluff which are also a great option for anyone who does not want to be bothered by lawn maintenance or a large yard. Many of the homes in this area look very similar and have a Spanish Mediterranean look to them. Quite a few of the homes in the Sitterle area of Point Bluff also come with beautiful views. The rest of the areas in Rogers Ranch provide a great area to raise a family and vary in price range.
On to another subdivision that I think may go overlooked by some is the Lookout Canyon area off overlook parkway--no pun intended. This master planned area is also a great place to raise a family and has an elementary school right there in the heart of the community. There are plenty of neighborhoods with homes in different price ranges in this area. Lookout Canyon is just outside the city so homeowners are able to avoid city taxes at least for now and there are homes built by a wide range of reputable builders in the area.
Trinity Oaks is another nice community in the northern section of San Antonio off of HWY 281. This community has had a multitude of homes come onto the market causing much competition among sellers in the area. This is to include the new home builders in the area. I have seen some of their products and I was very impressed with the size and quality of home that one can attain for the money in this community. Some of the homebuilders in the Trinity Oaks subdivision include Japhet, David Weekly, Woodside and Perry homes. I personally believe this is one of the best places to search for anyone looking for spacious one story homes for under $300,000 on average. Many of the homes have greenbelt locations and occasionally some come available with beautiful views of the Hill Country. Due to individuals pricing their homes correctly as well as builders pricing the new homes well I have seen a very big drop in inventory in this area which leads me to believe that it is somewhat recovering from the high supply that is was faced with a short while ago.
Indian Springs is another not so obvious choice for buyers looking to live in the outskirts of San Antonio in the North Central area. This area has some very nice homes which have been built by reputable builders such as Wilshire homes and DR Horton Homes. There are a vast amount of homes available in this area and often with high supply comes better prices. My advice would be to check into this area to see if there might be a home that might meet your needs as it is a growing area and there may be good prices on quality homes. Indian Springs seems to be somewhat of a success for people looking for quality homes next to quality shopping and dining. This is a few miles north on Bulverde road north of Evans and is connected to Bulverde Village which is another Master planned community that might be one to consider. The homes for sale in Bulverde Village may be a bit less expensive on average as they have some more affordable price points in that area which make it a win-win for most home buyers. Bulverde Village also has a nice park like area and communities offer pools for the residence which offer a nice place to relax or take the kids during the long summer. Check to make sure your prospective community offers all the amenities that may be important to you as they are different throughout the Bulverde Village and Indian Springs area. With the abundance of homes for sale in both of these areas there is likely to be something of interest for buyers looking to spend anywhere from the $140's to the $250's on average.
