The Alamo Ranch marketplace has added its new retail to the area, Alamo Ranch Market Place, with stores like Best Buy, Target and JC Penny’s. Much of the industry, which has begun to build on the south side of San Antonio, as well as Westover Hills has seen Alamo Ranch as a prospective home for its employees and executives. In addition there are three new hospitals which will be up and running soon to add to the number of buyers who will be interested in the area.

Inventory CommentsThere is a good supply of new homes as well as preowned homes for sale in this area which creates higher inventory and more competition for buyers who are interested in the area. I consider it important to ensure that my clients get the right price on the purchase of their home.

Housing Hot SpotsAlamo Ranch as a whole is a very large Hot Spot. The new Alamo Ranch market place is up and running and has plenty of upscale shopping and not far from Alamo Ranch you have all the dining and shopping you need at Bandera and 1604.
Reason to Buy/SellLower prices with good selection and competitive interest rates creates a perfect time to buy in Alamo Ranch! Realistically people should buy homes when there is seller competition and prices are lower. To wait for a market to upshift and give sellers more power before a buyer takes action doesn't make sense. With the plethora of builders selling as well as some preowneds Summer of 09 is a good time to invest in the area.

Alamo Ranch Local News

Alamo Ranch a successful master plan community or not? - Tuesday September 16th 2009
Alamo Ranch is coming along nicely despite the rough news that most people have heard regarding the real estate economy and the economy in general. As some people likely know some builders such as Kimball Hill have had problems and are no longer in the community. I do not feel at all that this is the fault of the master planned community itself just the national economy as a whole. This is not always a bad thing from a buyer perspective as I have helped buyers acheive purchase terms that they likely would not been able to attain if not for the state of the market. The problem many sellers of homes in Alamo Ranch are facing is builder competition along with the fact that there are quite a few other motivated sellers in the area. I had a listing not sell due to the fact that there was just too much competition in the area and on top of that-- the builder is offering Realtor incentives as well that my seller client could not match. It will likely be a better climate to sell homes in the future and for now those with some level of significant equity will do best. For now the climate in Alamo Ranch proves to be beneficial to the buyer in all subdivisions. Some of these subdivisions where there are currently homes available include Santa Maria at Alamo Ranch, Alamo Ranch, The Hills at Alamo Ranch, The Trails at Alamo Ranch, the Terraces at Alamo Ranch, Riverstone at Alamo Ranch, Westwinds at Alamo Ranch, Arroyo Crossing which are commonly referred to as the homes built by Toyota, and the Summit at Alamo Ranch. Del Webb retirement communities also has a presence in the rear of Alamo Ranch so this may be a good fit for anyone looking for a nice area to retire. The community is commonly known as the Hill Country Retreat and has a beautiful rec center for meeting people and enjoying a number of hobbies. This list may not be all encompassing, but covers most of the major builders who have had a presence in the community. Everyone is very much looking forward to seeing the Alamo Ranch area continue to develop and mature. One final thought about the Alamo Ranch area is that there are not city taxes as of yet and there likely will not be any San Antonio city taxes for the near foreseeable future.

News for Alamo Ranch, TX - Sunday July 5th, 2009 9:56pm
Many people compare Alamo Ranch to the Stone Oak area in its more infintile stages. There are numerous different builders with a range of different products and price ranges. I have not seen more interest in any other northwest/west San Antonio master planned community other than maybe Westover Hills. Builder's continue to offer generous incentives and Newmark a builder in the $200's is selling homes for around $40,000 less than where they were originally priced. I look forward to bringing more news and keeping everyone updated on this new Alamo Ranch blog. Please stay in touch and check back every so often for future updates.
