Sellers which are highly motivated, examples would be: they have already purchased another home, a job transfer is pending, the have to sell the home for whatever reason, they have their eye on another home & feel they will make up the perceived loss on the new purchase.

Comments on Financing For Qualified BuyersWe all know the mortgage process is not easy but there is initiative which can be taken when getting one’s ducks in a row. I suggest speaking with a Mortgage Rep/Lender/Bank prior to starting the home search, simply getting a sense of what one is qualified for is very helpful, what documents will be part of the application process. Going over where the purchase proceeds are coming from: part of a gift, actual cash, money from a co-signer,...is there documentation to support the facts, is extremely beneficial. I’m of the mindset, I rather you we’re disappointed now, as opposed to later, if the information required by the Lender, the information verbally offered, cannot be verified.
Housing Inventory Limited Supply
Inventory CommentsIt appears the very mild Winter has not jump-started the Spring market. I suggest the inventory is stale, much of the apparent new inventory are actually re-lists. The savvy Buyer well aware, well informed showing little or no interest, especially when in many cases, little or no price corrections have been offered. In fairness, if there is a pulse, it remain with homes $400K & under, just as it been for quite some time. Short Sales, Bank Owned properties continue. I believe many of these homes have moved but others remain, appear. At times the numbers become difficult to track, as at times even though listed as straight-up opportunities, in essence, the home is simply Undisclosed as such. Sadly some Buyers do not realize this until after they have already exhausted some time, expense: attorney review, home inspection, applied for a mortgage, etc. Overall, Buyers still retain their sense of entitlement, perhaps rightfully so as it is a Buyers Market.....my desire suggests folks start purchasing homes for the right reasons once again,....the home conducive to their needs, the neighborhood, the school system, convenience,....I think you get, as opposed to trying to bleed every dollar from the Sellers.

Nope, It's Not The Eggs

Perhaps you've been experiencing a foul odor, a rotten egg smell. You checked the expiration date on those puppies in the fridge and nope, their good. Ah, it's the Talapia from Friday's brown bag,…but it's only Sunday. You yell up the stairs, "Warren, turn on the damn exhaust fan". While watching the news, you realize you're not the only one experiencing the mysterious, gaseous invasion. You realize you owe Warren an apology while finding some measure of comfort in learning it is not only specific to residing in New Jersey, but actually 20 other states and counting. Don't Smash It!

Over the last few years, we Realtors, homeowners, virtually everyone has noticed in ever increasing amounts, the dreaded Pentatomidae Pente. Ok, you give up? How about the Banksia shield bug?,…Nope, you still don't get it,….ah, the stink bug!

In our locale, we will find them most common, offered in two flavors or shapes. If you have not seen them yet, you will, as they are most prevalent during the Spring and Summer months. These creatures do not die, you'll see them moving a little slower come Fall, with the cooler temps. They will bed down for the Winter, chances are, in your home, only to return the following Spring. So, who are these monsters? Simply put, they are insects, capable of producing large populations. They primarily feed on plants or actually, the fluids. Agent quarterly survey shows growing optimism toward a housing market recovery

End of tunnel, meet light. Real estate agents have been imagining that vision for a while, and first-quarter optimism in 2012 has some saying the road to recovery could be just around the corner.

Much of the upbeat attitude from HouseHunt's market condition survey stems from tighter inventory and houses not remaining as long on the market. Of agents reporting, 38 percent said inventory was tight in their cities, compared to 32 percent in the fourth quarter of 2011 and 13 percent at the beginning of last year. Regarding time on the market, 30 percent reported houses selling in 60 days or less, compared to 22 percent in the previous quarter and 10 percent at the beginning of 2011.
