Future is Bright for Charlotte, NC Area

May 23rd, 2011 categories: Market Trends

The Charlotte Observer recently reported on a U.S. Census Bureau study showing that the Charlotte area's population surged in the past decade, up 32% from the 2000 census to reach 919,600 in 2010 for Mecklenburg County.

According to the Observer article, the growth was fueled by transplants looking for better jobs, cheaper homes and warmer weather. This kind of trending is good for business, showing companies that people are moving here and it's a desirable place to live. A UNC professor in the article is quoted as saying: "Urban areas such as Charlotte, which attracted legions of finance workers in recent years, have led that growth, while suburbs with the best amenities — lakes, the coast or the mountains — have also seen big spikes."

Although there was a slowdown in the growth trend towards the end of the decade, t... [ + Read Full Article ]

Charlotte 's tremendous growth rate is reflected in the housing market, which has remained hot for years, no matter the swing in interest rates. The city offers an array of homes, both existing and new construction, giving people a selection large enough to accommodate anyone's taste. And you'll find just about any style you want: cozy bungalows or two-story Georgians, modest ranch houses or custom-built mansions, ginger-breaded Victorians or contemporary condos.
The same variety abounds in lifestyle. Choose from Uptown living or suburban locations, comfortable old towns or new-home communities, urban homesteading or prime Piedmont countryside.
Some current trends in the Charlotte region's housing market may add an interesting twist or a challenging dimension to your search. First, while prices are still reasonable here compared to some other parts of the country, housing in this area isn't the bargain it once was. Thus, depending on your circumst... South Park or South Park?

South_Park_Donna I was half asleep the other night but I heard that the South Park cartoon was turning 20. I can't believe it has been around that long. I will have to say I still don't like it and feel a bit insulted when I tell people I live in South Park and they laugh. The South Park I live in has been around a lot longer and is MUCH classier. I promise. I love it because it is 10-20 minutes from just about anything. It has the best shopping and restaurants Charlotte has to offer. Oh, and may I add that this sign is missing Neiman Marcus?

The area of South Park Charlotte North Carolina was established in the 1950's originally as a residential suburb of central Charlotte. This region was once part of a 3,000 acre farm owned by a former North Carolina Governor. Morrocroft Mansion, which was the main house on the farm, is one of the areas most stunning registered historic places ... [ + Read Full Article ]

Agent quarterly survey shows growing optimism toward a housing market recovery

End of tunnel, meet light. Real estate agents have been imagining that vision for a while, and first-quarter optimism in 2012 has some saying the road to recovery could be just around the corner.

Much of the upbeat attitude from HouseHunt's market condition survey stems from tighter inventory and houses not remaining as long on the market. Of agents reporting, 38 percent said inventory was tight in their cities, compared to 32 percent in the fourth quarter of 2011 and 13 percent at the beginning of last year. Regarding time on the market, 30 percent reported houses selling in 60 days or less, compared to 22 percent in the previous quarter and 10 percent at the beginning of 2011.
