So, My wife and I are foodies and we always love a great meal at a great price. We are always on the prowl for these types of deals. We happened to be perusing the internet looking to make plans for our evening the other night and we hit the jackpot! Pointe Orlando, a major shopping/dining/entertainment complex located just minutes from the Orange County Convention Center, has put together a fantastic variety of Prix Fixe menu's for most of the restaurants within the facility. We decided that our first visit would be to "The Capital Grille", a fine-dining steakhouse with dry-aged cuts and a fantastic wine list that is overseen by Master Sommelier George Miliotes. We both enjoyed our meal thoroughly, she had a wonderful Caesar Salad along with an 8 oz Dry Aged Filet Mignon and for dessert the most amazing coconut sorbet you could imagine, while I enjoyed a 10 oz Kona Rubbed Sirloin and a classical Creme Brulee for dessert. The best part? The cost of this 3 course Set Menu was only $30 per person! Suffice to say, we will be going back!

It also made me appreciate where we live in Winter Garden even more. Winter Garden is tucked away in the Northwest corner of Orlando and to me, it is Orlando Real Estate's best kept secret. You can enjoy and relax in a quiet and peaceful community, while having quick and easy access to the rest of Orlando when you need. Winter Garden is a hub for 3 major highways that can get you anywhere you need to be in no time at all. There is a saying "Close Yet Far" and I like to think that Winter Garden is exactly the opposite, "Far yet Close".

Next stop on the "Savor the Summer" trail is Taverna Opa, Hummus here we come!

Stroll on down Plant Street in Historic Winter Garden on Saturday mornings and you will find many vendors with locally grown produce. They say there is nothing healtier than fresh produce. Fun for the whole family.

Foreclosure Frenzy - Sunday September 20th, 2009 11:33am
Here in Orlando we are seeing foreclosure frenzy. Multiple offers the first day the home is on the market. Bidding wars.

First time home buyers are looking for homes to buy before the end of November. Investors are seeing prices creep up and realizing now is the time to buy those great rentals.

So if you are looking for a great deal with a foreclosure here is my advise.

1. Have your preapproval letter or proof of funds ready. Many of the offers out there are cash. The saying is "cash is king." However, if you have a strong offer the bank is still looking at the bottom line - how much money they can recoop from the home.

2. Be prepared to make a quick decision. Know what you want before you start looking. With multiple offers on a home you can easily lose out if you wait too long to submit your offer.

3. Have a reputable inspector lined up. The banks are typically allowing only 5 days to get the inspection done on the home. If you are not happy with the inspection report be sure to have your agent advise the bank immediately. You can lose your escrow deposit if you are beyond the inspection days permitted.

4. This is the most important point - Be Prepared To Offer Your Highest And Best Offer from the start. The bank is looking at all of the offers presented and will only work with the person with the best offer. Decide up front the most you are willing to pay for the home.

5. Work with a realtor that is working hard on your behalf. Like me. :)
