Our prices seem to be stable and on the rebound. Foreclosure and REO properties are still forcing low prices for sellers but over all the best deals are still out there waiting on the buyers to get off the fence and move forward. Hopefully with spring weather just around the corner we can move in the up direction again.

Market is still moving at a slow pace, new construction homes in the under $250 range seem to be the price points currently. Resale is still hanging in there with most of the market being short sales or bank owned properties. However, the short sale market is still way out there for an offer to be accepted and settled by the banks most buyers will end up walking before the final answer as they are still about 4 months plus or minus out.

Marketing is the key as the buyers are still out there but with so many homes still on the market owned by the banks and short sales it is tough to get out in front and get top dollar.

First time buyers are still strong, as well as relocation to our area is picking back up due to the market in other areas picking up and clients selling there homes there to come here. Great news!

Sluggish housing market in line for a better 2012, according to quarterly survey
The figures are still flat-lining, but there appears to be signs of life out there for a housing market that's dying for an upward tick of good news.
The up-and-down ride for real estate the past few years was seen again in the fourth quarter of 2011, according to a survey of HouseHunt real estate agents across the country. There are pockets of good news offset by bad, with home values and prices basically bumping along the bottom of the grid on a perceived never-ending rocky road.
