The demand is now equaling the supply of inventory and may even surpass the supply of homes now available in our market! It has become more and more difficult to obtain that 'great' listing that comes on the market as there are multiple offers immediately on all of the listings that are priced right! The banks have become savy to obtaining the best price possible by pricing lower than market value and creating bidding wars to get a price above asking price and as long as the home appraises or the purchaser buys with cash and is not requiring an appraisal then the transaction goes through. In order to be competitive in today's market you must have cash or be pre-approved before you make an offer and also be willing to go above asking price in most transactions. Sluggish housing market in line for a better 2012, according to quarterly survey

The figures are still flat-lining, but there appears to be signs of life out there for a housing market that's dying for an upward tick of good news.

The up-and-down ride for real estate the past few years was seen again in the fourth quarter of 2011, according to a survey of HouseHunt real estate agents across the country. There are pockets of good news offset by bad, with home values and prices basically bumping along the bottom of the grid on a perceived never-ending rocky road.
