Rancho Santa Margatita (RSM) is a new, master-planned community with many new residential real estate, located on 5,000 acres in the hills east of Mission Viejo. With homes dating back to 1985, the population is now over 25,000 and growing! The town has a Mediterranean look with sandy stucco homes and red tile roofs. Rancho Santa Margarita boasts new schools surrounded by beautiful residential real estate, many parks and greenbelts. Kids are educated in the Saddleback and Capistrano school districts-two of the higher scoring districts in Orange County. Schools will use the latest technology: computer labs, media centers etc. Another elementary school was recently opened surrounded by residential real estate. As a Master Planned community, parks, roads, sites for schools, stores, trails-all these and more were laid out by planners before any work was done. Streets are clean, homes well maintained, parks and shopping convenient, trails handy, streets and arterials cleverly laid out so the heavier traffic is kept off residential real estate streets.

Rancho Santa Margarita has a central lake-Lago Santa Margarita, great views, a private Catholic high school, a country feeling and a new toll-way-the Foothill Transportation Corridor-which opened in 1993. Being unincorporated a civic association functions as an informal city council and organizes programs for teenagers. It is presently governed by the county government, although residents have been talking for several years about incorporating into a city for better residential real estate environments.
